this business over like three different

times i mean when i first got in the

i made some mistakes and i nearly lost

everything then i got

going good on it and then everything uh

and then then i then we

just had to start the business over and

then everything crashed in 2008 and i

had to start the business over

and uh you know so i started the

business over several times but the one

thing i i think i would recommend people

is diversify have a couple different uh

things even if you lose you got to keep

trying build a portfolio of real estate

that somewhat that can pay for itself

we would get these deals and um you know

as hot as it has been the last couple

years it was people were just coming out

of that recession

and didn't have messy a lot of faith in

the market so some of those deals we

so we end up closing on them and then we

we'd renovate them and then we try and

sell them for a profit well sometimes if

a property wasn't lingering or there

wasn't a market for it or there wasn't a

buyer for it

then we would turn those properties into

rental properties

okay so a lot of

the properties that we have now they

were our mistakes they mean we couldn't

sell them

so we ended up keeping them and turning

them into rental properties

but we bought them at the right time in

has gone up tremendously in those last

few in those last few years right your

mistakes

ended up being your benefit that's

right so the one way i do business

it makes makes a living but holding on

now that makes people wealthy however

you have to be able to weather the storm

because not every rental property you

people are going to pay totally on time

and take impeccable

impeccable care of your property so you

have to be able to have resources to

carry the property while it's vacant

when it when it uh gets damaged or sit

when uh you know one example is i had a

lived there for three years four years

never called me never had a problem

and i realized the reason why is because

they weren't keeping up very good care

of the property if i ever went there i

would have been disgusted

by the way they were treating the

property so after four years i was happy

because i made four years worth of the

but when they moved out i had to

renovate the entire property

and it was full of german cockroaches

and everything yeah oh my god

so so and it would be a little bit of a

of a challenge but it's okay because the

property had a ton of equity in it

ended up being a very good deal uh and i

was and i was very happy but

the problem is a lot of people overpay

for properties and they get talked into

bad deals by realtors that

aren't real estate investors so it's

uh warren buffett warren buffett yes i

so that's there's a fool in every deal

uh private equity groups like blackstone

and all that coming into the residential

all these companies huge companies

zillow and these other companies start

jumping into the market to try and buy

and i i still don't understand what

their method is because they lost like

but once again they got big brains they

got big money they got big pockets

to do is it goes back to a biblical

principle of being equally yoked so you

like back in the day when you'd have a

so they would put a yolk around

their necks the each each ox's neck

so if you had a you know a big you know
